Learning outcomes:

  1. Negotiating terms with landlords/their agent: knowing the key terms and conditions to taking your lease
  2. Knowing and managing the costs– from legal & search costs to lease registration, and SDLT. Rent, service charge, building insurance, dilapidations/repair, business rates, fitting out – can these be managed?
  3. Key lease lease features to give you flexibility you may need – longer or shorter term? Rent review (how often & different types). Break clauses – tips & tricks. The Landlord and Tenant Act 1954, Schedules of condition and end of term reinstatement.
  4. Case studies –  for when the unexpected happens – water leak into your ground floor shop – who pays?, shop front damage, Pandemic store closure, EPC reduction.
